Estatic is a complete multi-page front end for estate agencies, letting agents, developers and property portals. Eighteen pages ship ready — home, the listings index with a sticky filter rail, a full property record, the advisor roster and an advisor profile, services, pricing, about, journal and article, contact, FAQ, a submit-a-listing form, sign in, register, 404, terms and privacy — all sharing one header, footer and design system. The home page was re-sequenced rather than reskinned: the search panel is followed immediately by the four commitments that decide whether anyone trusts a listing at all, then the newest homes on a snap-scrolling rail, the cities, the handpicked four, owner reviews, the three-step process, the advisors, the audited numbers, partners, the journal and a closing call. Every section heading was rewritten with it. Every string on every page is translated into English, Arabic and Chinese from a single 553-key dictionary. English is written into the markup, so each page is complete and indexable with JavaScript off; switching is instant and needs no reload, the choice is remembered between visits or forced with a ?lang= parameter, and the labels a screen reader announces are translated too. Arabic is a true mirror rather than a right-aligned copy — the stylesheet is written entirely on CSS logical properties with no separate RTL override file, so margins, padding, borders, insets and alignment flip on their own, direction-bearing chevrons and slider arrows are mirrored to match, and prices, phone numbers, dates and floor areas are bidi-isolated so a leading "+" or a trailing "m²" stays where it belongs inside an Arabic sentence. Arabic switches to IBM Plex Sans Arabic and Chinese to Noto Sans SC, each with its own line height and no Latin letter-spacing; Latin copy uses Sora for headings and Manrope for body. The layout is mobile-first in the strict sense: the type scale is declared at phone size and grown with clamp() and min-width steps only, every media query adds capability rather than removing it, and all eighteen pages were machine-checked for horizontal overflow at 390 and 1440 pixels in all three languages. Two behaviours are authored rather than inherited: the translation runtime writes into an element's own text nodes instead of its textContent, so the icons inside translated buttons and menu items survive a language change, and the filter and contact rails are true position:sticky columns, verified by scrolling each page and measuring the panel rather than by eye. There is no build step, no framework and no jQuery — one 2,950-line stylesheet, a 194-line behaviour file and one generated dictionary. The wordmark is live text, the favicon, the fifty-nine-icon set and the property floor plan are hand-authored SVG, and all fifty-three photographs are fresh property, city and portrait shots cropped to the exact box the layout expects.
